You send your project out to several contractors for competitive pricing. You will be responsible to compare several offers and most likely select the bid that comes in lowest regardless of quality or workmanship.
For example, one contractor may bid lower than another contractor because they factored in lower-end appliances. You do not know the actual difference in the bid pricing, you just see that one bid is lower and one higher. Your actual cost will depend on the type of appliances you choose.
You jumped the gun and went to an architect with hopes of creating your dream project. They gave you everything on your list but with no foresight of what it will actually cost you.
The home project is new to you and you don’t know any contractors nor have any referrals. You bid out your project to various contractors and subcontractors. You can vet them out without any commitment. This may take a lot of your time and become all consuming before you get anywhere.
Ever heard of “too many cooks in the kitchen spoil the soup?” This applies to your project as well. In Design Build you have one contract and one company held accountable for all the phases and elements of your project. There is no finger pointing between the plumber, painter, electrician, etc because they all are managed by one company who has your best interests at heart.
Although your project isn’t being bid out to various contractors, this doesn’t mean you will be paying higher costs. Not all bid prices are calculated the same or with your preferences in mind.
Design Build tackles the scope of the project and your selections in the design stage so you know exactly what you are getting and what it will cost.
